There has been a lot of changes to Spanish rental regulations for 2025. It is important to understand the changes and implications for both current owners and those wishing to buy a property in Spain.
Some of these changes apply nationally as they are Federal Legislations, some only apply to Autonomous Regions such as Andalucia, and some are issued by Town Halls as they have been given more power over rental properties.

Whilst AirBnB is seen as the main outlet for this, the fact is that such practices and platforms were available long before AirBnB. These platforms simply did not have the marketing savvy of AirBnB, which for better or worst, has managed to make a cultural change in travellers attitudes.

The Autonomous Government of Andalucian ( the Junta de Andalucia) has updated the requirements for Vacation Rental licences. The new law comes into force from 22 February 2024, and will be applied to properties already licenced, as well as applications for new licences.
Properties with existing licences have 12 months to comply with the new requirements.

Since Brexit was finalised on 1 Jan 2021, many British property owners have become concerned about their tax status in Spain.
